Construction Project Manager – Portage, MI

The Hinman Company, a locally owned and leading company in the commercial real estate industry in Southwest Michigan, is currently seeking a Construction Project Manager based at our Headquarters in Portage, MI with day travel to our properties located throughout southwest Michigan, northern Indiana, and northern Illinois. Position can be full-time or part-time.

This hands-on role manages construction projects for interior and exterior building remodels, tenant buildouts, and new construction across various property types, including office, mixed-use, multi-family apartments, retail, hotel, and hospitality. Some of the day-to-day responsibilities of this role are:

  • Coordinate construction drawing development for Architectural, Civil, Structural, Mechanical and Electrical.
  • Apply input and feedback from tenant, landlord, owner, designers, architects, engineers, officials, and contractors to create final construction drawings.
  • Daily communication and direction to all sub-contractors, vendors, officials, and internal staff.
  • Create budgets, use bidding process to competitively award all vendor work, track and organize all costs throughout the project, approve invoices, reconcile costs upon completion.
  • Review and process RFI’s, change orders, design modifications, submittals, and shop drawings. Identify roadblocks, conflicts, or potential delays, and make adjustments needed to avoid cost increases or delays.
  • Submit all necessary documents and applications for plan review by municipalities. Obtain necessary permits and approvals to complete all work to be performed as represented on the construction drawings. Respond to any requests from local and state municipalities, and ensure all parties are aware of criteria necessary to obtain permits/approvals. Schedule all inspections required to complete the construction process.
  • Procure samples, coordinate ordering of materials, delivery and storage of materials, and installation with all parties.
  • Develop and manage schedules of each aspect of the project by sequencing work to maximize productivity and efficiency between all parties of the project. Conduct meetings as required to maintain communication, troubleshoot, and provide status updates between all parties, revising schedules when needed.
  • Oversee vendor work: daily review and inspection of materials, construction methods, installations, and performance to ensure worksite safety, quality assurance, and standards are followed.
  • Ability to supply own hand tools to preform light construction work if needed to ensure punch list items are completed for tenant buildouts, track time spent on those projects, and produce work-log invoices to bill back projects.
  • Examples: replacing ceiling tiles, light switch covers, light bulbs, and assembling furniture.
  • Ability to lift all equipment and supplies; to bend, stand, sit, crouch, climb ladder; and use tools as required by the job.

The ideal candidate has prior experience construction project management and building maintenance. Strong PC skills in Microsoft Office required. Experience with CAD and Bluebeam helpful. Team player with excellent communication skills and a willingness to assist others when needed is a must. Knowledge of relevant laws, safety procedures, and OSHA requirements required.

Residential Service Technician – Kalamazoo, MI

The Hinman Company, a locally owned and leading company in the real estate industry in Southwest Michigan, is currently seeking a Residential Service Technician to join our residential maintenance team at 400 Rose Apartments and Skyrise Complex in Downtown Kalamazoo.

Our service team is focused on an exceptional resident experience and superior maintenance of the properties. As a vital member of the service team, the Residential Service Technician will complete the maintenance (such as replacing light bulbs, repairing appliances, fixing toilets and faucets), preventative maintenance (such as changing filters and testing exit lighting), unit turn overs (such as touch-up painting, cabinet repairs, trim repair, and caulking), responding to resident’s service requests, and overseeing vendor work. Residential Service Technicians must be able to lift all equipment and supplies, bend, stand, sit, crouch, climb a ladder and use tools as required by the job.

Experience and Requirements:

  • A great attitude focused on creating an excellent tenant and staff experience.
  • Minimum 1 year of experience in building maintenance of a residential community required.
  • PC proficiency (Microsoft Office required; Yardi preferred).
  • Experience with HUD, MSHDA, and city inspection compliance preferred.
  • Excellent communication skills, oral and written, including follow-up via email and phone.
  • Ability to lift all equipment and supplies; Bend, stand, sit, crouch, climb ladder; And use tools as required by the job.
  • Must have basic hand tools, an email-capable smartphone, a valid driver’s license, reliable transportation with an ability to operate the vehicle, and valid car insurance.

The is a full-time hands-on position and includes a rotating on-call schedule (typically one week on, four weeks off) for after-hours emergencies. Competitive wage based on experience, with excellent benefits and 401(k).
