Leasing
Our process includes listening and learning about your needs, sharing our industry and market knowledge, and providing practical options for your consideration. We seek your feedback throughout the process, refining your choices to deliver the right space, the right layout, and the right location, all at the right terms. We also collaborate with our in-house design, construction, and property management teams to fulfill all of your leasing needs.
Design
Our experienced architectural designers can assist you with space plans and site plans to help you visualize new projects or renovations. This in-house approach allows us to respond to changes quickly as ideas and choices are refined.
Property Management
Because we manage only properties in our own portfolio, we develop a deep understanding of each property’s physical aspects and inner workings. Many of our property managers have earned the internationally recognized designation of CERTIFIED PROPERTY MANAGER® or Certified Occupancy Specialist® , confirming them as experts in the field, and we collaborate with our peers in other markets to share our knowledge and best practices. As a further advantage, we leverage the scale of our portfolio to implement preferred pricing agreements with quality vendors.

Maintenance
A majority of the properties we manage are serviced by our in-house facilities maintenance team. We are familiar with the buildings and systems, on call 24/7, and typically within a 5-10 minute drive of every facility. Work orders can be called in or entered via our proprietary online service request platform that provides immediate notification to our team so repairs are addressed promptly, the right way. We take a proactive approach and provide prompt and courteous service when repairs are needed.
Construction
Our construction management team oversees most of our client improvement projects, capital repair/replacement projects, and in many cases, new construction.
Development
We develop and redevelop with a long-term hold philosophy. For new developments, we prefer an inside-out approach, beginning with a focus on the end use or user’s requirements and enclosing them with great architecture that fits within its setting. We draw upon our experience with investments developed by other companies to identify potential stumbling blocks and help us avoid future problems. We continue to refine concepts as often as necessary until we are confident that we can provide the best solutions for all of the important details.
