GRAND RAPIDS, MI – The Hinman Company, Dakota Legacy Group, and Tharaldson Hospitality Management are pleased to announce the opening of the iconic flatiron shaped 147-suite Residence Inn by Marriott Grand Rapids Downtown, located at 40 Louis Street NW in Grand Rapids, MI.

Acquired in 1995 by Roger Hinman, along with the neighboring 77 Monroe Center (Former Michigan National Bank Building) and 30 Ionia Avenue Parking Ramp, Hinman has made a significant investment over the years in its design and planning work with the City of Grand Rapids and the Historic Preservation Commission to transform the previous 40-space triangular shaped surface parking lot into a 13-story mixed-use building at 10 Ionia Avenue NW in the Heartside Historic District. The iconic flatiron building is a modern and contemporary design version incorporating historic design principles.
Historically, the triangular lot, formed by Ionia, Fulton, and Louis, was home to a 11-story brick and steel structure that was occupied by a variety of uses including the Rindge, Kalmbach, Logie & Company shoe factory as well as a hotel parking garage for the Morton House. After several years of sitting vacant, the building was demolished by a former owner in 1979.
The new 13-story, 140,000 SF, 147-suite Residence Inn by Marriott, located in Downtown Grand Rapids, is steps away from the Van Andel Arena, 20 Monroe Live and The B.O.B; giving guests outstanding access to the best of what the city has to offer in live entertainment and dining experiences. Guests also benefit from the connected 110-space parking ramp that received a significant renovation as part of the new development, along with a bridge connection to the hotel. Additionally, 10 Ionia features two street level retail spaces that will be occupied by exciting concepts, soon to be announced, that do not yet exist in the Grand Rapids area.
Designed for extended stays, the pet-friendly Residence Inn offers spacious suites with distinct living, working, and sleeping areas that provide guests with the space and freedom to travel the way they like to live. With fully equipped kitchens, complimentary grocery delivery service, a 24-hour Market, evening RI Mix, and a complimentary hot breakfast buffet, guests can maximize their time and thrive while they travel. The indoor pool on the second floor of the building offers tremendous views through the Ionia/Fulton corner windows to the recently remodeled Van Andel Arena main entry. The Residence Inn also features a state-of-the-art fitness center, meeting space, and an on-site laundry.
10 Ionia’s iconic, modern flatiron inspired structure was designed by Hinman and Detroit, MI based architecture firm YAMASAKI and constructed by Grand Rapids, MI based commercial construction firm Wolverine Building Group.
